Do Landlords Need an EICR?

Yes. Private landlords in England must have the fixed wiring of a rented home inspected and tested at least every five years, hold a satisfactory Electrical Installation Condition Report (EICR) as proof, and give a copy to tenants and, on request, to the local authority. An EICR is a full inspection and test of the property's fixed wiring, consumer unit, sockets and circuits, and it grades every finding by how urgent it is. It's good practice to have one at each change of tenancy too, so you hand a fresh property to new tenants and know exactly what condition the wiring is in before they move in.

How often exactly do I need one?
